St Johns


St. Johns is a charming city located in northeast Florida. It's known for its natural beauty and small-town feel, making it a popular destination for families and retirees. The area is surrounded by lush parks and nature preserves, offering ample opportunities for outdoor recreation and exploration. St. Johns is also home to multiple vibrant entertainment areas, complete with quaint shops, restaurants, and community events. Residents here enjoy a high quality of life, with top-rated schools, a low crime rate, and a friendly, tight-knit community. There are numerous communities within St Johns 32259 and bordering zip code of 32092: Julington Creek Plantation, Durbin Crossing, Aberdeen, Rivertown. 210 Corridor; Shearwater, Silverleaf, Cimarrone, St Johns Golf, South Hampton to name a few.

There are also 55 and over communities in the area. There are a handful of established communities within St Johns, but there are plenty of new developments in varying phases of construction up and down County Rd 210 into St Augustine.

Home Types

Single-Family homes range from the high $300,000s to 1 million depending on location and property type. The biggest draw for families is the St Johns County A-rated school system. Older residents are drawn to an active lifestyle and entertainment options. This combination makes for an increasing home value and viable investment.

The Nation's Oldest City

St Augustine


St. Augustine is rich in history and culture, with a charming downtown area filled with historic landmarks, museums, and cobblestone streets. In addition to its rich history, St. Augustine also boasts pristine beaches, unique shops, and delicious restaurants.

You may be familiar with historic St Augustine, the 'Nation's Oldest City,' but it stretches out from the historic downtown to surrounding new construction and masterplan communities to the north. It also boasts the A-rated St Johns County School system, making the area a valuable investment.

World Golf Village & Murabella

World Golf Village is a world-renowned golf resort offering two championship golf courses and a state-of-the-art golf academy. In addition to golf, World Golf Village offers a variety of other activities and amenities, including fine dining, shopping, and interactive exhibits at the World Golf Hall of Fame.

Murabella started construction in 2005 — a growing community near World Golf Village with amenities that include a pool, fitness center, tennis courts and playground. Home size is 1500–4500 square feet, starting at the high $300,000s. Zoned Schools: Mill Creek Elementary, Pacetti Bay Middle, Nease High.

Trailmark

Discover miles of trails throughout the community. Bike, hike, walk the trails or launch your kayak in Six Mile Creek. Other amenities include a Club House, dog park, athletic courts, playgrounds and beach entry pool. Trailmark has 5 builders with 30 floor plans, consisting of 1600–4200 square ft and price ranges from $400s–$900s. Zoned Schools: Picolata Crossing Elementary, Pacetti Bay Middle, Tocoi Creek High School.

Cordova Palms

Cordova Palms is St. Augustine's newest neighborhood designed with family amenities in mind. This new construction community is located off Highway 1, between St. Augustine and Jacksonville. One of the main attractions in Cordova Palms is the Cordova Swim and Tennis Club. The club features a zero-entry and lap pool, splash pad, a playground, and a play lawn. Cordova Palms is close to some of St. Augustine's best attractions. Dream Finders Homes has floor plans from 1700–3500 square feet starting in the high $300s.

Mandarin


The name is derived from the Mandarin orange, and in the 1800s it was an important river port for shipping citrus fruit. Today it is characterized by majestic oak trees dripping with Spanish moss with tons of historical and nature sites with breathtaking river views. Mandarin offers a wide range of housing options, from charming historic homes to modern apartments, making it an attractive destination for families, retirees and young professionals alike. Additionally, the area is served by numerous private, charter and public schools and has a variety of shopping, dining and recreational options, making it a complete and well-rounded place to call home.

Larger lots with tons of trees, historic homes with varying styles of architecture. Minimal master plan communities with HOA. Riverfront properties of varying price ranges.

Single-family homes can range from $200,000–1 million depending on location, lot size and age of the home. Condos and townhomes are generally more affordable, starting at $150,000.

The Beaches

Tamaya is a new construction master-planned community; most neighborhoods are established golf course and clubhouse communities.

Ponte Vedra Beach

Further down the coast, Ponte Vedra Beach is located in St Johns County. It is known for its stunning beaches, luxury resorts and world-renowned golf courses. Its beaches are dotted with dunes and maritime forests. The area boasts a number of upscale restaurants, shopping centers and entertainment venues, offering residents a wide range of options in dining and entertainment. Ponte Vedra Beach is a stunning, upscale community, offering a relaxed coastal lifestyle and a wealth of amenities and activities.

Single-family homes in Ponte Vedra Beach typically range from around $500,000 to $5 million. Condos and townhomes range from $200,000 to $1 million.

Ponte Vedra's largest Master Planned community is Nocatee. A resort-style golf cart community with multiple water parks, shopping and entertainment. From apartments and town homes to multi-million-dollar estates, residential neighborhoods are spread out among restaurants, shops and medical facilities.
